Epoxy flooring can create a continuous decorative surface for suitable residential and commercial concrete, but no single system is ideal for every room or business. The slab, traffic, sunlight, moisture, cleaning, spills, downtime and required texture should guide the specification.
Residential garages and work areas
Garage systems need to be assessed for vehicle traffic, tyre contact, oil or fluid spills, storage, tools and any moisture entering at the door. Existing paint and contamination often require removal. A flake finish can provide colour variation and texture, while the compatible topcoat determines much of the final wear, gloss and cleanability.
Retail, showroom and workplace floors
Commercial spaces may require coordination around opening hours, stock, equipment and return-to-service time. The system must suit expected foot or equipment traffic and the cleaning chemicals actually used. Slip, hygiene or food-area requirements should be specified for the project rather than inferred from a decorative finish.
Warehouses and industrial areas
Forklifts, pallet jacks, dropped loads, hot work, process chemicals and heavy cleaning can exceed the capability of a residential coating. A site-specific industrial system, repair strategy or another floor finish may be needed. Product resistance charts should be checked for the actual chemical, concentration, temperature and contact time.
Outdoor and sun-exposed areas
Some epoxy chemistries can discolour or chalk under UV exposure. Exposed patios, entries and external work areas need a system specifically documented for sunlight, water and temperature conditions. Drainage and moisture must be resolved rather than covered.
Value comes from suitability, not a resale promise
A clean, well-specified floor can improve presentation and usability, but it does not guarantee a particular property value, saving or lifespan. Compare options using preparation, complete system, downtime, maintenance, repairability and written warranty terms.
Prepare a project brief
- floor area, photographs and existing finish;
- known cracks, moisture, contamination or repairs;
- traffic, equipment, sunlight and expected spills;
- preferred colour, flake, gloss and texture;
- cleaning process and acceptable downtime; and
- any project-specific slip, hygiene or compliance requirements.
