Commercial polished concrete can suit selected Brisbane shops, offices, showrooms, hospitality spaces and work areas when the slab, appearance, traffic, cleaning and programme support the process. It is not automatically the cheapest, longest-lasting, easiest-to-repair or safest option for every business.
A useful business decision starts with the existing concrete and operating brief. This guide sets out what to inspect, compare and include in a commercial polished-concrete proposal before price or finish is treated as final.
Confirm that the slab can become the finish
Mechanically polished concrete refines a suitable concrete surface through staged grinding and polishing. It does not install a uniform decorative sheet over the slab. Aggregate distribution, colour variation, cracks, joints, repairs, edges, previous fixings and local hardness can remain visible.
Record:
- slab age and construction information where available;
- existing tiles, coatings, adhesive, levelling products and contaminants;
- cracks, joints, spalling, weak areas and previous repairs;
- required aggregate exposure, sheen, edge detail and repair presentation;
- moisture or water-entry history and any proposed assessment; and
- areas hidden by counters, racking, equipment or future fit-out.
The Concrete Institute of Australia's hosted CCAA guide to specifying honed or polished concrete finishes emphasises agreeing finish classes, aggregate exposure and other project requirements. A representative trial area or sample process can help align expectations, but it cannot guarantee that every part of an existing slab will match.
Define how the business will use the floor
List the real operating conditions rather than using labels such as “commercial grade” or “heavy duty”. Include:
- daily foot traffic, queues, entrances and peak periods;
- trolleys, pallet jacks, castors, furniture and repetitive wheel paths;
- racking, machinery, point loads and impacts;
- food, oil, cleaners, chemicals and other likely contaminants;
- direct sunlight, wet entries, washdown, drainage and adjacent external areas;
- required line marking, wayfinding, colours or tenancy standards; and
- cleaning equipment, available storage and maintenance access.
The structural slab carries loads; the polished surface does not certify slab capacity or prevent movement. Obtain the appropriate engineering, building or equipment advice where loads, vibration, cracking or structural alteration are material.
Compare polished concrete with the right alternatives
Polishing may use the existing slab as the visible finish, while epoxy, tile, vinyl and other flooring systems add different layers and performance characteristics. A coating may be more appropriate where the brief requires a defined resin build, colour coverage, line marking or product-specific chemical evidence. A resilient or modular floor may better suit acoustics, comfort, quick local replacement or a tenancy design.

Build the business case from comparable scope
Polished concrete is not inherently the lowest-cost business floor. Price can change with removal, exposure depth, slab hardness, repairs, edges, access, protection, staging, occupied-site controls, programme and finish expectations. An existing slab with extensive adhesive, contamination or patching may require materially different work from clean new concrete designed for polishing.
For a consistent study period, compare:
- investigation, design coordination, samples and approvals;
- removal, preparation, repairs and complete installation;
- shutdown, relocation, staging and lost access;
- cleaning labour, products, equipment and training;
- inspection, local repair, refinement or protective re-treatment;
- damage, changed-use and warranty exclusions; and
- end-of-period condition, removal or replacement.
The Australian Department of Finance's value-for-money guidance includes initial price, maintenance, operating, transition and disposal costs among whole-of-life considerations. Commonwealth procurement rules do not govern a private flooring purchase, but the categories are a useful comparison discipline. Do not turn an estimate into a guaranteed saving, payback period or property-value increase.
Plan work around business continuity
The programme can include isolation, removal, mechanical preparation, repairs, staged grinding and polishing, edge work, treatments, cleaning, protection, inspection and return to use. Site access, concrete condition, chosen finish and other trades can change duration.
Agree which areas will close, how customers and staff will be separated, where stock or equipment will move, when noisy work can occur, and who controls the finished floor before reopening. Foot traffic, trolleys, furniture, cleaning and other trades may have different return requirements. A local repair may still need isolation and can remain visually apparent; “no business interruption” should never be assumed before staging is designed.
Control silica, dust, slurry and occupied-area risk
Grinding and polishing concrete can generate respirable crystalline silica. Queensland's current crystalline-silica-substance processing requirements cover assessment, controls, documentation and training where applicable.
The method should address isolation, suitable engineering controls, cleaning, dust or slurry, electricity, noise, ventilation, waste, fire or emergency routes, adjacent tenancies and protection of finishes. Unknown older coatings or adhesives may require identification before disturbance. “Dust-free” marketing does not replace a site-specific control plan.
Specify slip performance and cleaning together
A polished appearance does not prove that a floor is safe for every condition. Workplace Health and Safety Queensland's floor and ground surface guidance explains that surface, contaminants, tasks, footwear, wear, cleaning and environmental conditions interact. Entrances, food areas, amenities and routes between different finishes need particular attention.
WHSQ's cleaning guidance recommends methods matched to the floor and contaminant, suitable equipment, planned schedules, prompt spill response and clean-to-dry outcomes. If a project has a slip requirement, document the location, condition, test method, evidence and responsible acceptance authority rather than relying on a sheen name or treatment label.
Set realistic appearance, maintenance and repair expectations
Agree aggregate exposure, sheen, repairs, joints, edges, stains, sample or mock-up and acceptable natural variation before work. A high sheen can change glare and make local wear or contamination easier to notice. Design decisions should reflect lighting, branding, customer routes, furniture and cleaning as well as a photograph of another slab.
Maintenance can include entry matting, grit control, prompt spill response, compatible cleaning, inspection and condition-led specialist work. Concrete is porous unless a particular complete system changes absorption, and no treatment makes every oil, chemical or water exposure harmless. Crack, joint and local surface repairs can differ in colour, texture or aggregate from the surrounding floor. Some damage may reflect slab movement, load, moisture or an unsuitable use rather than a simple surface defect. Define investigation, acceptable repair appearance and business-access expectations in advance.
Treat sustainability as a project comparison
Using an existing suitable slab as the visible finish may avoid adding some separate floor-covering materials, but that does not make every polishing project automatically sustainable. Removal, grinding, repairs, treatments, electricity, water, waste, cleaning, maintenance, service life and future adaptation all belong in the assessment.
Ask for project-specific product information and compare options on the same functional basis and study period. Avoid using Roman structures, generic durability or thermal-mass claims as proof of a modern floor's environmental result.
