Epoxy Garage and Flake Floors Brisbane: Planning the System

An epoxy garage or flake floor is a multi-layer system whose performance depends on the concrete, preparation, primer or base coat, flake broadcast, topcoat and application conditions. "Epoxy floor" is a broad description: different systems have different limits for moisture, sunlight, chemicals, traffic and cleaning.

Start with the site and intended use rather than a colour chart. A private garage, home gym, workshop, retail floor and commercial service area can expose a coating to different wheels, impacts, spills, sunlight, cleaning and closure constraints.

Inspect the concrete before selecting the coating

Record existing paint or coatings, oil and tyre contamination, curing compounds, cracks, joints, weak or dusty concrete, previous repairs, damp areas, water entry and drainage. A decorative coating should not be used to conceal structural movement, active moisture or an unsuitable substrate.

Representative investigation or trial preparation may be needed where the surface history is uncertain. The quote should state the assumed slab condition and what happens if hidden contamination, moisture, failed layers or weak concrete are found.

Define every layer in the flake-floor system

A comparable proposal should name each compatible product and responsibility:

  • Removal and preparation: address incompatible coatings, contamination and weak surface material, then create the condition required by the selected system.
  • Repairs and details: define cracks, joints, spalls, edges, penetrations, thresholds, coves and drains rather than assuming they are included.
  • Primer or base coat: select it for the slab, moisture conditions and system rather than assuming one product suits every floor.
  • Decorative flakes: record the blend, size and broadcast density; flakes create colour variation but do not determine all performance.
  • Topcoat: identify the chemistry and build because it influences gloss, cleanability, UV behaviour, wear, texture and chemical resistance.
  • Optional texture or markings: specify added aggregate, line marking or other details separately and coordinate them with cleaning and testing.

The complete compatible system matters more than any one layer. Ask for current technical and safety data rather than relying on a generic epoxy description or coat count.

Match the system to garage and work-area exposure

Record the actual traffic and substances before asking one generic coating to cover every garage or workshop condition.

Vehicles, tyres and concentrated loads

Record vehicle type, tyre contact, steering zones, jacks, stands, shelving, equipment and dropped items. A product should not be called hot-tyre proof, impact proof or suitable for every vehicle without evidence for the proposed system and use.

Oils, fuels, cleaners and other chemicals

List the actual substances, concentration, temperature, contact time and cleaning response. "Chemical resistant" is not a blanket property. Compare the exposure with the selected system's current resistance data and define spill response rather than promising that every stain or chemical will be harmless.

Sunlight, water and the garage doorway

Doorways can receive sunlight, wind-driven rain and temperature change. Some resin systems can discolour or chalk under UV exposure, and standing water or moisture moving through the slab can affect performance. Confirm which layers are documented for the exposure and resolve drainage or water entry separately.

Flake texture is not a non-slip guarantee

Flakes and optional aggregates can change surface texture, but slip performance also depends on the final topcoat, contamination, footwear, slope, drainage, cleaning and wear. Workplace Health and Safety Queensland's floor and ground-surface guidance explains why there is no single correct or safe slip-resistance level for every situation.

If a project has a defined slip requirement, identify the location, method, condition and acceptance authority. More texture can increase grip in some conditions but can also retain soil or make cleaning harder.

Preparation must include current silica controls

Grinding and other mechanical processing of concrete can generate respirable crystalline silica. Queensland's current crystalline-silica-substance processing requirements cover assessment, control, documentation and training where applicable.

The work plan should also address isolation, electricity, noise, cleaning, waste, ventilation or product information, adjacent finishes and access by residents, customers, pets or other trades.

Build the programme from product data and site conditions

Preparation, repairs, each layer, recoat windows and return to foot, vehicle, washdown or chemical service can have different timing. Temperature, humidity, concrete condition and product selection can change the programme. Do not rely on a universal same-day or two-day garage-floor promise.

Agree how the finished floor will be protected from early tyres, water, cleaning, storage and building work, and who controls access until each return-to-service stage is reached.

Set cleaning, repair and warranty expectations

Use compatible cleaners, pads and equipment; remove abrasive grit and respond to spills using the substance-specific site method. Inspect doorways, wheel paths, turning zones, joints and drains for local wear, damage or changed slip behaviour.

No coating is immune to scratching, staining, impact, peeling or repair variation. Ask how local repairs are prepared, whether colour or sheen differences may remain and when wider recoating may be needed.   3. Vehicles, tyres, wheels, jacks, equipment, impacts and traffic.
  4. Sunlight, water, drainage, oils, fuels, cleaners and other chemicals.
  5. Removal, preparation, repairs, edges, joints, thresholds and drains.
  6. Primer, base coat, flake blend, broadcast, topcoat, texture and markings.
  7. Access, silica controls, ventilation, waste and adjoining protection.
  8. Product-specific application and return-to-service programme.
  9. Cleaning, repair, maintenance and written warranty documents.
  10. GST, provisional items, exclusions and changed-condition process.
