Some old concrete slabs can be polished successfully, but age alone does not decide suitability. The existing concrete, coverings, adhesives, contamination, strength, cracks, repairs, moisture, levels, aggregate and intended use determine whether polishing is practical and what the finished floor may look like.
An assessment should happen before a guaranteed appearance or fixed price is offered. Removing an old floor can expose conditions that were not visible at the first visit, and historic flooring materials may require identification before they are disturbed.
Start with the building and floor history
Record the building age, renovations, previous room use, known spills, flooding or moisture, floor coverings, coatings and repairs. Obtain available drawings and photographs. Ask whether the slab is structural, suspended, post-tensioned, heated or contains embedded services that could affect grinding, repairs or penetrations.
Do not assume an old slab was placed for a decorative exposed finish. Aggregate distribution, finish quality, cover, cracking and repairs may vary substantially. Those characteristics can become more visible as the surface is ground.
Identify old flooring before mechanical removal
Older vinyl tiles, sheet-flooring backing and some adhesives can contain asbestos. Queensland Government guidance on how asbestos was used identifies vinyl floor tiles and asbestos-backed sheet flooring among possible products. The associated asbestos flooring fact sheet also notes that adhesive used for asbestos vinyl tiles may contain asbestos.
Do not sand, grind, scrape or remove suspect material as an ordinary floor-preparation step. Have it assessed and, where required, sampled or removed through the correct competent and licensed pathway before concrete work begins. The polished-floor contractor should receive written clearance and the changed substrate should be reassessed.
Inspect the concrete after coverings are understood
- Cracks, joints, spalling, weak or dusty areas and exposed reinforcement.
- Adhesive, paint, curing compounds, sealers, oil, grease, rust and chemical stains.
- Levelling compounds, screeds, patches, trenches, service chases and previous cores.
- Moisture symptoms, water entry, efflorescence, damp edges and drainage issues.
- Flatness, high and low areas, thresholds, stairs and transition levels.
- Aggregate visibility, colour, pores and the likely effect of deeper grinding.
Stains and adhesive can penetrate below the surface. Grinding may reduce some marks but can also enlarge or reveal them. Repairs can remain visibly different in colour and aggregate; make this part of the design rather than promising an invisible result.
Separate appearance issues from structural or moisture causes
Polishing does not repair structural movement, active cracking, slab settlement, corrosion, rising damp, leaks or unsuitable drainage. The appropriate engineer, building practitioner, waterproofing specialist or other responsible party should investigate causes outside the flooring scope.
Moisture assessment must match the proposed system and question. A single generic moisture percentage should not be applied to every densifier, grout, sealer, coating or repair product. Use current manufacturer requirements and project-specific advice.
Use a representative test area where useful
A test area can help show aggregate exposure, adhesive shadowing, stain response, pores, repair appearance, edge differences and achievable sheen. Select a location representative of the wider floor and document that conditions may vary elsewhere.
The test does not certify the entire slab or reveal every hidden condition. Agree how its findings affect the scope, provisional work and acceptance before full production starts.
Plan repairs and joints honestly
Identify which cracks, holes, spalls and joints will be cleaned, filled, repaired, retained or referred for other assessment. Record compatible materials and expected colour variation. Active joints should not be rigidly hidden without a design that addresses movement.
Large areas of weak concrete, extensive contamination, unsuitable toppings or widespread repairs may make another floor system more practical. Alternatives can include a coating, topping, microcement or removal and replacement, but each needs its own substrate and use assessment.
Control silica and other preparation risks
Grinding and polishing concrete process a crystalline silica substance. Workplace Health and Safety Queensland's current processing guidance requires effective controls and identifies additional duties for high-risk work. Planning should include isolation, engineering controls, cleaning, waste and protection of other people.
Old coatings, adhesives, cleaning chemicals and industrial residues can introduce other hazards. Identify unknown materials before disturbance and use product or occupational-hygiene information appropriate to the site.
Build a complete existing-slab quote
A useful proposal should separate known work from provisional or excluded conditions. Include covering removal or the prerequisite clearance, preparation, test areas, crack and repair scope, edge work, aggregate exposure, refinement, treatments, joints, protection, waste, access and handover.
Price cannot be reduced to age or square metres alone. Access, occupied-area controls, coatings, adhesives, contamination, repairs, edges, desired finish and hidden conditions can materially change the job.

Existing-slab questions
Can every old slab be polished?
No. Some slabs have unsuitable concrete, extensive contamination, weak toppings, movement, moisture or repairs that make the intended result impractical. Assessment and sometimes test work are needed.
Will grinding remove every stain and adhesive mark?
No. Materials can penetrate the concrete, and deeper grinding changes aggregate exposure and may reveal more variation. Agree acceptable residual marking and alternatives before work proceeds.
Can old vinyl be removed before the assessment?
Not until suspect flooring, backing and adhesive have been considered for asbestos and other hazards. Use the appropriate competent assessment and licensed removal pathway where required.
