Polished concrete can create a clean, continuous floor, but the result is shaped by the slab, intended use and agreed finish—not a generic promise of perfect durability, easy maintenance or energy savings. A useful Brisbane specification starts with what is already in the concrete and how the space will actually operate.
This guide covers design choices, existing-slab checks, wet and high-traffic exposure, construction controls and quote inputs for residential and commercial projects.
Understand what is being polished
Mechanical grinding removes part of the concrete surface before progressively finer processing and the selected protective treatment. The process can reveal cement paste, fine aggregate or more exposed stone. It does not lay a printed pattern over the slab, and the existing aggregate, cracks, joints, repairs and colour variation influence the finished appearance.
For a new build, the concrete mix, placement, curing, flatness, joint layout, protection by other trades and timing of the polishing work should be coordinated before the pour. For an existing slab, inspection and trial preparation are more useful than choosing a finish from a photograph alone.
Assess the existing slab first
- Previous finishes: identify paint, adhesive, sealer, curing compound, topping or patch material that may need removal.
- Cracks and joints: record their type, width, movement and location; agree which remain visible and how they will be detailed.
- Surface quality: check weak laitance, dusting, spalling, rain damage, trowel marks, low areas and inconsistent hardness.
- Moisture and water: investigate known leaks, below-slab construction, drainage, wet use and any proposed coating or sealer limits.
- Contamination: map oil, grease, tyre residue, chemicals and other material that may have entered the concrete.
- Access and edges: include stairs, walls, columns, floor outlets, transitions, fixed equipment and areas a large grinder cannot reach.
A site sample or representative test area can help set expectations for aggregate exposure, repairs, colour and sheen. It cannot guarantee that every part of a variable slab will look identical.
Specify the finish in measurable terms
Separate the decisions that are often grouped under “polished concrete”:
- how much aggregate is intended to be exposed;
- the target sheen or gloss and how it will be assessed;
- whether colour is integral, surface-applied or the natural slab colour;
- how cracks, saw cuts, construction joints, holes and edge repairs will be presented;
- the protective treatment and its maintenance requirements;
- the expected variation between field areas, edges and repaired zones; and
- which sample, mock-up or reference area forms part of acceptance.

Match the surface to the space
A living area, retail floor, office, warehouse and vehicle space impose different traffic, cleaning, impact, chemical and appearance requirements. Document footwear, trolley or vehicle use, entry matting, spills, cleaning chemicals, direct sun, furniture movement and acceptable closure time.
Do not assume that a higher gloss is the safest or most suitable finish. Areas exposed to weather, water, ramps, stairs and wet transitions need project-specific slip assessment and detailing. The National Construction Code's slip-resistance guidance explains that relevant stair, landing and ramp requirements depend on the application and likely wet or dry condition. Other areas still require a risk-based surface decision under the applicable project requirements.
External concrete is often better treated as a separate honing and sealing scope because drainage, weather, ultraviolet exposure and wet pedestrian use differ from an internal polished floor. Review the external honing and sealing service for that pathway.
Treat thermal-mass claims carefully in Brisbane
Concrete has thermal mass, but an exposed slab does not automatically reduce energy use or improve comfort. The Australian Government's thermal mass guidance says performance depends on climate, day-night temperature range, orientation, insulation, glazing, ventilation and how the building is operated. It specifically warns that high thermal mass can be unsuitable when used without the right passive-design context in hot-humid climates.
For a new home or major renovation, ask the building designer or energy assessor how the slab fits the whole design. A flooring contractor should not promise a percentage energy saving from polishing alone.
Plan dust, slurry and occupied-area controls
Grinding and polishing concrete can generate respirable crystalline silica. Workplace Health and Safety Queensland's silica code information identifies concrete polishing as a task that can generate hazardous RCS. Its floor-grinder guidance outlines engineering controls and safe handling of dust or wet slurry.
The project method should address isolation, extraction or wet controls, access, electrical and noise risks, slurry or waste, adjacent finishes and return-to-use criteria. Unknown older coatings or adhesives may require identification before disturbance.
Set a realistic maintenance plan
Maintenance depends on traffic, grit, spills, matting, cleaning equipment and the protective system. Agree the cleaner type, spill response, pads or machinery, resealing or treatment review and how worn high-traffic zones will be assessed. Avoid blanket claims that sweeping and occasional mopping are all any polished floor will ever need.

- new or existing slab, known age and construction information;
- photographs of the whole area, edges, cracks, joints and existing layers;
- desired aggregate exposure, sheen, colour and repair presentation;
- water, weather, slip, chemical, vehicle and cleaning exposure;
