Brisbane heat, rainfall, humidity and sunlight can affect concrete surfaces, but the appropriate protection depends on where the floor is, how water reaches it and which finish is already present. Sealing is not automatically suitable for every slab, and an indoor garage, covered patio and exposed driveway need different assessments.
How exposure can affect concrete
- Water and drainage: standing water, poor falls and water entering cracks can contribute to staining or deterioration. A coating should not be used to hide a drainage problem.
- Moisture from below: vapour moving through a slab can interfere with some topical coatings. Moisture conditions should be checked where the proposed system requires it.
- Sunlight: UV exposure can change the colour or gloss of some coating chemistries. Products for exposed areas must be selected for that use.
- Traffic and grit: vehicles, foot traffic and tracked-in sand can wear a surface or protective finish.
- Existing damage: cracks, dusting, weak concrete, contamination and failed coatings need assessment before a new system is applied.
Sealer, coating or mechanically finished concrete?
A penetrating sealer, topical sealer, protective coating, honed finish or mechanically polished surface performs differently. The choice should reflect the slab, exposure, appearance, slip requirements, cleaning, traffic and expected spills. A product described as “sealer” does not guarantee waterproofing, stain resistance or a particular service life.
Epoxy systems are often considered for garages and internal commercial spaces, but product suitability for sunlight, moisture, hot tyres, chemicals and outdoor exposure varies. For external areas, ask which complete system is intended for the actual weather and use.
Preparation determines whether the system can bond
Cleaning alone may not be enough. Depending on the system, preparation can include removing contamination or failed coatings, mechanically profiling the slab and repairing compatible defects. The substrate must meet the selected manufacturer's requirements before primer, sealer or coating application.
Questions to ask before sealing
- Is the area internal, covered or fully exposed?
- Is there ponding water, rising moisture or a drainage issue?
- What coating, sealer or contaminant is already on the slab?
- What vehicles, foot traffic, sunlight and spills will the floor receive?
- What slip performance and cleaning routine are required?
- Which product system, preparation and maintenance instructions are proposed?
Dynamic Concrete Solutions provides concrete honing and sealing, epoxy flooring and floor preparation services in Brisbane. For an existing internal polished floor, use the polished concrete maintenance guide. Request a site assessment with photographs, location and intended use.
This is general flooring information, not a product specification or warranty. Final recommendations depend on the slab, exposure, applicable requirements and the selected manufacturer's technical data.
