Epoxy vs Flake Flooring in Brisbane: What Changes?

“Epoxy flooring” and “epoxy flake flooring” are often presented as competing products, but a flake floor is usually a complete coating system that includes decorative flakes broadcast into a compatible base coat and protected by a topcoat. The meaningful comparison is between the full proposed systems, not the presence or absence of flakes alone.

What changes when decorative flakes are added?

Flakes create colour variation and can help make dust or minor visual variation less obvious. The size, colour blend and broadcast density affect the appearance. They can also contribute texture, but the final surface profile is strongly influenced by the topcoat and any additional aggregate.

A plain-colour coating can create a more uniform appearance and may suit areas where a simple finish is preferred. Neither option is automatically more durable, easier to clean or safer. Those outcomes depend on preparation, product chemistry, film build, topcoat, traffic, contamination and maintenance.

Flakes do not guarantee slip resistance

A visibly textured flake floor may still be slippery when contaminated. Slip performance is affected by the final topcoat, added aggregate, surface wear, cleaning, footwear, water, oil and slope. If a project has a defined slip requirement, it should be included in the scope and assessed using the relevant project process rather than inferred from a decorative description.

More texture can increase grip in some conditions but may also retain soil or make cleaning harder. The finish should balance the use of the area with the cleaning process.

Chemical and moisture resistance are system-specific

“Chemical resistant” is not a blanket property. Ask for current product information that covers the actual spill likely in the space. Some substances can stain, soften or damage a coating, especially if left in contact or exposed at higher temperatures.

Coatings also should not be used to conceal an unresolved moisture problem. Moisture moving through a slab can contribute to loss of adhesion or other failure in systems that are not designed for those conditions. Testing and mitigation requirements depend on the slab and proposed products.

Preparation matters more than the decorative choice

Oil, tyre residue, sealers, weak concrete, failed paint and previous repairs can interfere with bonding. Suitable preparation may include removal, grinding or another mechanical profiling method, followed by compatible defect treatment. A visually attractive flake blend cannot compensate for an unsuitable or poorly prepared substrate.
