Polished concrete and epoxy flooring are different systems. Polishing mechanically refines a suitable concrete slab, while epoxy is a resin coating system installed over prepared concrete. Neither is the universal “better” floor: the right option depends on the slab, intended use, appearance, exposure, traffic, cleaning, downtime and project requirements.
What polished concrete uses
Mechanically polished concrete works with the existing slab. Staged grinding, refinement and polishing expose and refine the concrete surface. Aggregate distribution, cracks, repairs, edges, colour and previous treatments influence the result, so the appearance cannot be selected independently of the slab.
Polished concrete can suit selected internal residential, retail, office and commercial areas where the slab and brief support the process. It should not be sold as automatically non-slip, stain-proof, maintenance-free or suitable for every wet, chemical or external environment.
What an epoxy floor uses
An epoxy floor is a complete coating build-up that can include preparation, repairs, primer, body coats, colour or flake layers and a compatible topcoat. The selected products and thickness depend on the substrate, moisture, traffic, sunlight, spills, texture, cleaning and available programme.
Epoxy can suit selected garages, workshops, warehouses and commercial interiors. Performance is system-specific. A generic epoxy label does not establish UV stability, chemical resistance, slip performance, hot-tyre response or service life.
Compare the existing slab first
- age, strength and surface condition;
- cracks, joints, repairs and previous coatings;
- flatness, contamination and laitance;
- moisture information and below-slab construction where known;
- access for preparation equipment, dust controls and waste removal; and
- whether the slab appearance is suitable to remain visible.
Both options normally require mechanical processing of concrete. Workplace Health and Safety Queensland's current crystalline-silica framework should inform the task planning and controls.
Compare appearance and future repair
Polishing reveals the character and variation of the slab. Epoxy provides a coating with selected colour, flake or texture, subject to product and installation limits. Samples help, but a small sample cannot show every variation across an existing floor.
Future repairs also look different. A concrete repair may remain visible through polishing. A local coating repair may vary in colour, texture or sheen from surrounding aged material. Ask how joints, cracks, edges and later alterations will be handled before selecting the finish.
Compare traffic, spills and exposure
Document pedestrians, vehicles, tyres, trolleys, turning, impacts, sunlight, water, oils, cleaners and other likely substances. Obtain system-specific information for the proposed conditions. Where slip resistance matters, specify the area, contaminants, users, cleaning and applicable test method rather than relying on a blanket “non-slip” claim.
External exposure, wet areas, commercial kitchens and chemical environments need particular care. A polished or epoxy floor used successfully in one zone is not evidence that the same finish suits every other zone.
Compare installation programme and handover
Preparation, repairs, application stages, curing, ventilation, access and the return of foot or vehicle traffic vary with the slab and selected system. Ask for a written programme and the product manufacturer's current conditions instead of a generic one-, three- or seven-day promise.
Handover should record the installed process or system, cleaning guidance, restricted-use period, joint treatment, limitations and the process for reporting a concern.
Compare maintenance and whole-of-use cost
Both floors require compatible cleaning and condition review. Cost comparisons should use the measured area, preparation, repairs, edge work, selected finish or build-up, programme, access, protection and expected maintenance. A generic square-metre price or claimed lifespan cannot decide which option offers better value for the actual space.
Information to provide for a useful comparison
- Room or floor plan, area and current photographs.
- Known slab age, condition, coatings, moisture and repairs.
- Internal or external exposure, sunlight and drainage.
- Traffic, vehicles, spills, cleaning and required texture.
- Preferred appearance, aggregate exposure, colour or flake.
- Available shutdown and return-to-use constraints.
