Polished concrete maintenance should be matched to the installed finish, the traffic and the contaminants in the space. Mechanically polished concrete, sealed concrete and coated concrete can look similar but may require different cleaners, pads and repair methods.
Start with the installer's handover information. If the finish or products are unknown, test a proposed cleaning method in a small inconspicuous area before using it across the floor.
Identify the finish before choosing a cleaner
Ask whether the floor is mechanically polished, treated with a penetrating product, protected by a topical sealer or coated. Record any maintenance product, pad, burnishing or reapplication instructions supplied for that system. Do not assume that a product labelled for “concrete” is compatible with every polished surface.
Strong acids, highly alkaline cleaners, solvents, abrasive powders and unsuitable pads can etch, dull, soften or scratch some finishes. Use the concentration, contact time and removal method approved for the installed system.
Remove grit before it abrades the surface
Dry soil and grit can act as an abrasive under shoes, trolleys and cleaning equipment. Use suitable entrance matting, sweep or dust-mop traffic lanes and remove debris before wet cleaning. Mats should be cleaned and kept flat so they do not create a trip or moisture problem.
Cleaning frequency is condition-based. A busy retail entry, food area, workshop and residential living room will not need the same routine. Inspect high-traffic, turning, spill and doorway zones more often than lightly used areas.
Wet-clean with controlled chemistry and equipment
- Remove loose debris first.
- Dilute the compatible cleaner exactly as directed.
- Use clean water, tools and a pad or brush suited to the finish.
- Do not flood joints, walls or adjacent finishes.
- Recover dirty solution instead of allowing it to dry back onto the floor.
- Rinse where the product instructions require it and leave the area safely dry.
Large commercial floors may suit an auto-scrubber, but machine weight, brush or pad, solution flow, turning and pickup performance must suit the floor and space. A machine does not correct incompatible chemistry or missed grit.
Respond to spills from the actual substance
Remove spills promptly where it is safe to do so, following the site's safety information. Blot or recover the substance rather than spreading it. Oil, food, dye, tyre residue, metal contamination and chemical products can require different responses. If the substance or finish is uncertain, isolate the area and seek product-specific advice.
Concrete is not automatically stain-proof because it has been polished. Absorption and marking depend on the slab, finish, treatment, exposure time and maintenance history.
Protect the floor during moves and building work
- Lift furniture or equipment where practical instead of dragging it.
- Use clean, non-marking protection suited to the load and duration.
- Keep metal swarf, sand, plaster, paint and adhesive off the finished surface.
- Check castors, pallet jacks and trolley wheels for embedded debris.
- Use protection that does not trap moisture or transfer adhesive to the floor.
Know when routine cleaning is not enough
A gradual reduction in sheen may reflect traffic and maintenance rather than a structural fault. Scratches, stains, joint damage, local spalling, coating failure, moisture-related marks or widespread gloss change may need separate assessment.
Do not promise that burnishing, polishing or a topical product will make every floor “like new”. The response depends on the original process, remaining surface, contamination, aggregate exposure and repair history. Agree a trial area and realistic finish before broader restoration.
Build a written maintenance plan
A useful plan records the floor system, approved cleaner and dilution, tools or pads, routine zones, spill response, inspection triggers and who authorises specialist work. Update it when traffic, equipment, contaminants or cleaning contractors change.
